Quick Overview

      The Blount County real state market has cooled as we get deeper into fall and approach winter. We are seeing some longer days on market for some homes, especially for the homes listed over 450,000 dollars, however, the homes under 400,000 dollars are still selling in near record lows for days on market, however, days on market has increased from last month. Blount County has had some new releases of new construction below 400,000 dollars as well which is creating a bit more competition for the sale of existing homes.

     Inventory is still historically low, even lower than last month, even with the longer days on market. This is still just a continuation of the trend of many people not selling to upgrade or downsize, due to higher interest rates. Buyers do have more options currently for homes which is good, and currently builders are still producing spec homes, many of which are below 400,000 dollars,  which is helping inventory a little bit as well.
